Toronto’s Real Estate Market Is Sinking—And There’s No Quick Fix

Sales Plummet, Listings Surge

Toronto’s housing market is spiraling. January stats show a stark reality: fewer sales, more listings, and buyers refusing to engage. Transactions dropped 7.9 percent compared to last year, while listings exploded by 70.2 percent. That’s 17,157 properties sitting, waiting, and not selling.  

New listings surged close to 50 percent, but homes are taking longer to move. The market is flooded with options, and yet, buyers remain hesitant. High interest rates, overpriced listings, and uncertainty are keeping people on the sidelines.  

Unrealistic Price Expectations Are Still Everywhere

Sellers are holding onto wishful listing prices, ignoring the reality of a slow market. Many still expect bidding wars, but buyers aren’tcanada biting. Detached homes, semi-detached properties, and even condos in prime areas are seeing price reductions, yet inventory keeps piling up. The market correction isn’t over, and anyone hoping for a sudden rebound will be waiting a long time.  

For buyers still searching, options exist, but affordability remains a problem. Finding houses for sale in Toronto under $350,000 feels impossible unless you’re willing to settle for a micro-condo or a distant fixer-upper. The gap between asking prices and actual market demand continues to widen.  

Condos Keep Crumbling

Prices for condos fell 1.6 percent from January 2024 to January 2025, making them the only category trending down. Developers are shelving projects as interest dissolves. Some developments are collapsing into receivership. Once an attractive option, condos have become a cautionary tale, especially in downtown Toronto.  

The supply is overwhelming, and demand isn’t there. Renters are at a breaking point. Investors are seeing shrinking returns. Buying pre-construction is becoming a gamble, with more projects at risk of delays or cancellations.  

False Hope for a Spring Rebound

Real estate groups are clinging to the idea that Spring will change everything. Lower borrowing costs and increased supply, they say, will push more buyers to engage. TRREB is projecting a 12.4 percent sales increase in 2025 with prices jumping 2.6 percent.  

That’s optimistic. Buyers aren’t jumping into a market that remains wildly overpriced. Higher supply doesn’t mean affordability improves if sellers won’t adjust expectations. Wishful thinking won’t move homes off the market.  

Toronto’s Market Is Still Bloated

This isn’t a normal dip. It’s a reckoning. The city spent years inflating values beyond logic, and now reality is hitting. Buyers are demanding actual value before making a move. Sellers are refusing to budge. The standoff continues, and unless something gives, this sluggish market will crawl along indefinitely.
